Found this on our local classifieds this morning.  This comes from my PITA landlord next door to me in town.  He's got rentals all over the western half of the state.  And just when I think he can't get any more ignorant.......guess what??!!

I'm going to assume he got popped by the City because of his bottom of the barrel tenants, who were probably college students who liked to party, who were living in a very residential area, whose neighbors got tired of the typical college tenant BS. 

And there are easier ways to solve this problem other than telling prospective tenants to get an attorney to sue the City.

Your choice 3 bed 1 bath 1 kitchen house upstairs unit or whole house 5 bed 2 bath 2 kitchen house with garage. Has fenced in backyard with small basketball court and is in a nice part of town.

UPSTAIRS: Available NOW. Is dirty. will clean or reduce deposit if you take it how it is. (had a trashy renter in it)  $750/mo

Garage $100/mo

Downstairs: clean available soon. $550/mo

Whole House ONLY $$1,100 (a $400/mo savings)

Note the city of Colby has discrimination laws on it book s. They discriminate directly against family status which is completely illegal on a federal level. Race, Religion, Family Status, and Sex are all illegal to discriminate against. I do not chose to break federal laws or discriminate in any manner other the payment ability of renters. The city will require more than 4 people in a household to be married or related (I know it sounds like something out of arkansas law from the 60"s and is as bad as the no blacks in town after dark law another city finally repealed a few years ago). So if you have any greviences please take it up with the city and advise your attorney's to sue them for discrimination--I will not be discriminating one way or the other.

That's funny, we have a similar ordinance in town although ours is three-unrelated max. 

I do wonder how $750 + $550 = $400 more than $1,100.

This is the same guy who wanted me to buy one of his houses in another town  because "the government wouldn't pay him his rent because there were maintenance issues that he refused to fix."  After talking to him more, it seems he got a Section 8 tenant and his property didn't pass the inspection and he refused to make the repairs.  Now we all have our opinions of Section 8 but their inspection checklist is a good measure of habitability in my mind.  We had looked at the property before he bought it and frankly I wouldn't let my dogs live in it.  I needed a Silkwood Scrub Down after we walked thru it.....in fact, I walked in the front door, spun around in the living room and walked right back out.  I'm sure it hadn't improved after he bought it.

He just makes me crazy because he makes us all look bad.

I actually like the occupancy rules. I have a duplex (house and guest house) that has a max of 5 unrelated. sometimes I goof and tell applicants it is four. I'm so forgetful.

And I've walked through a few of those and felt the same way.  And yes, we all get crazy about Sec 8 but they're really not all that hard to get along with if you maintain your property in any sort of decent manner.
