Had an open house scheduled at a nine bedroom house this afternoon. Tenants have been on notice for a couple days. I show up a little bit early just to make sure things go smoothly.

The kid the answers the door has a deer in the headlights stare.. "What, did you forget".. Um no.. We just had a "little trouble" last night.

Turns out the "little trouble" included one of the room mates going nuts, kicking in a bedroom door (like kicking it in half) and punching and kicking holes in the sheetrock all the way down the the upstairs hallway.. And then my first group of prospective tenants starts to show up in front of the house.

I pull the kicked in door off the hinges and  throw it into the garage.. That's out of the way.. But I have holes up and down the hallway..

Open up one of the upstairs bedrooms and start pulling posters off the walls and putting them over the holes.. Works perfectly.

Quick sweep up of the sheetrock dust on the carpet and I am good to go.. Paraded 15 kids through the house and nobody was the wiser.

Sometimes you have to think on your feet in this business!

I would have spent the next hour beating the kid and his car with a big stick....

you know how i mention i love renting to creative loafers which usually is a younger crowd from 20-32.....

i should of mentioned most of my places are old with original hard as rock lathe & plaster...., broken knuckles usually is the result in my places...   :o

We have a local slumlord that loves to put cheap paneling behide the sheetrock so that when one of his tenants punches the wall he gets a broken hand for the effort.

Funny that he stopped punching when he got to the solid core door :-)

I got an email from the kid that did the damage yesterday. He claims that he has a contractor showing up to fox the damage at 7:30 Monday morning.. Says the bid was $575... I will be there to see if it is actually getting fixed. If not. my guys will be there at 8:00. It will be in the $800 range if we fix it.

People who punch and kick holes in walls and doors just need sturdier accomodations:  concrete walls, steel doors, windows with bars, and a solid stainless toilet.  All painted machinery gray.  With the warden checking in on them every hour.

Sean, read your post just before I had a showing in the same neighborhood.. you know the place. Couldn't wait to see what kind of a mess the place was in as current tenants are a group of college guys. The last time I was over there Merry Maids would have gone in with haz-mat suits.
Showing to a group of girls, walk in and lo and behold, the place was great, they cleaned and did the months dishes special for me. They keep that up and I'll have to buy the beer for graduation.
So you never know...
