Color ideas for curb appeal
« on: February 18, 2012, 03:16:02 PM »
Calling all Housing providers:

I wish to have this home pop but it is BLUE. I don't think it would be cost effective to change the vinyl color so give me your ideas for curb appeal. It looks like we will be putting on a new roof (what color?) and I would like to do something with shutters, porch, front door and lights. i would like to take the things I have learned from you guys and others and polish this foreclosure up to resell for top dollar.

Red or black or dark blue front door and storm door (maybe remove the storm), paint shutters, garage frame, gable vent above garage door and porch something that is pop-py, like a maroon or something, and get new shiney light fixtures (sic on purpose, to simulate tenant-speak) on the garage and porch.

Lose the junipers - uuuuuuugly. Put in something fresh and green and maybe flowery, even some potted kale or something color-y. Rhodies, or verbena, or something else evergreen. That stickery juniper screams ghetto. In fact, something low-growing will not hide your newly painted pop-py colored porch.

I like the black and red tones like Steve suggested.  You might look on-line.....Behr has some nice virtual color schemes.  They have a lighter blue with white and a mahogany color palette.  Looks nice.

You can always pick up some ideas with the paint brochures.....they always put those colors together.

If you don't have the time or dollars to replace the plantings at least get them trimmed up.  Will help immensely.

Looks like a nice project.  Good luck and good profits!!!
If you will do what others WON'T do, soon you will be able to do what others CAN'T do.

Dark grey or black roof.

Paint everything that is white (including the garage door) a medium grey.. Play with a few shades until you get something that is complimentary.. I would also do the fascia above the garage and the beam as well as rain gutters the same grey.. it will take away from the blue. You can do the front door 2 shades darker for contrast.. but not the garage door.

I would paint the gable vent the same as the siding to make it go away.

Remove the storm and TV antenna.

Add 3 larger matching carriage lamps in black with clear bulbs.

The junipers are horrible.. But it's winter.. so just boxing them up and lowering them to show a little more of the porch rail would help and look better than bare plantings.

I like the black ideas.  I was thinking black metal roof and black shutters but not sure you'd want to go that route. If not, there's a pretty charcoal architectual shingle that is pretty.

Using a complimentary color on the door but necessarily the same color as the trim or shutters.

Like suggested, try out the Behr site for different ideas or hang out in the paint dept at Lowes or HD.

Definitely ditch the junipers, a pain to keep from looking scraggly and they stink too.  And anything a brighter green early in spring is good.

When can we see inside?

I also suggest the architectural roofing material.  I always use it now.  It may cost a bit more material wise, but the labor is less and there's less waste.

There may be one in a charcoal gray with a couple flecks of color in them.  Chose one that includes a blue, then use as your trim color one or two of the other colors in the shingle.  (It's obvious, I haven't had to reroof a house for a good while . . . knock on wood).

I also recommend cutting back the junipers across the porch for now, and remove those along the drive . . . it will simplify the grass cutting.

It's a cute house with lots of potential.

Thanks for all the reply's. I found a color visualizer on sherwin williams website that I was able to upload the pic to and play with the ideas.

No I am not doing the roof just for aesthetics. the 3n1's are curling and the valley doesn't look good. There was 1 or 2 loose shingles laying on the roof also. As a retail buyer the first thing I would look at is the roof. It is 16 years old. Of course if the roofing contractor says it has 5 years left on it well I may leave it. I did not get up there yet mainly because I don't like heights, when I worked on a construction crew they called me "GB" for Ground Boy. Needless to say I didn't last long in construction!

Looks FANTASTIC!!

Colors and details came together nicely.. and the landscaping now looks fresh and cared for.

You could paint the garage door (I suggested it before) but you don't NEED to.. The house looks great the way it is.

It is looking MUCH better.
Hit the lawn with some granular fertilizer that slow releases to give the lawn a little more pop for the next month or two.
