Whoa... This gem is just a block away from my personal residence.. manufactured 2/2 1600 sq ft 1/3 acre lot..

When I picked the back door I got hit with the familiar smell of foreclosure... PLUS "poop".. Way bad. I am guessing someone passed away and the heirs just took the good stuff and walked away leaving the rest..

80 yards of trash, a ton of homeowner special decking and lean-too sheds to get rid of.. Plenty of rot.. Paint, carpet, appliances... Purchased for around 30k.. Invest around 20, should retail for 80.. Too thin to be a great deal for us.. But there is a little to be made..

Looks like a project for sure.

It reminds me of the one I looked at yesterday and made the mistake of opening the refrigerator!

The smell of money!  Especially if you don't personally have to deal with it.  ;)
Several years back we had a tenant pay the rent Aug 6 and move out Aug 7.  I did not discover the vacancy until Labor Day Weekend, a month later.  There were several 100 degree days.
Yes, the power was shut off on the 6th.  And yes, you already know the fridge was left brimming full.
I duct taped it and hauled it outside without opening it.  I was gonna haul it to the dump without even opening it, but a couple of guys stopped by and asked if they could have it!
Oh yeah buddy, let me help you load it up!   ;D

The main work is going to be cleaning up and tearing out.  I don't envy that.  But something like that here fixed up on a 1/3 acre would easily sell over $100,000 unless it's not on a foundation.  Is it on a foundation?
